In accordance with the Maltese Development Planning Regulations the Planning Authority may require that a fire safety, ventilation, light and noise report be prepared to support planning applications of new development.
The report must be prepared by a warranted engineer who shall certify that the proposed development meets the relevant statutory codes and technical standards. The report will typically address the following issues:
- Provision of fire detection and fire safety measures including appropriate siting of means of escape to limit travel distances, fire compartmentation and access for the fire service amongst others;
- Provision of appropriate means of ventilation of enclosed car parks to safeguard against harmful exposure to carbon monoxide;
- Provision of appropriate lighting levels of enclosed car parks to enable safe navigation and egress in the event of power failure; and
- Assessment of noise impacts of any proposed commercial development on neighbouring development and appropriate mitigation measures.
